PROJECT: The creation and refurbishment of 4nr unique super prime apartments in the heart of Mayfair totalling circa 15,000 ft².
CONTRACT VALUE: £10 MILLION
The project involved some demolitions and alterations and extensions to the existing building, complete strip out back to shell and core, and then the creation and refurbishment of the four apartments.
The penthouse was considerably larger and arranged over two floors and has been successfully rented out for approximately £150,000 PER MONTH or £1.8 million PER YEAR.
SERVICES: FES provided quantity surveying services to the project team.
We provided detailed project cost budget estimates/cost plans and the construction budget was circa £10 million for the four apartments.
FES produced tender documents including a detailed bill of quantities/schedule of works to enable contractors to submit competitive bids.
Tenders were submitted by number of contractors and the prices submitted, corresponded with the FES range of pre-tender cost advice and forecasts.
PROJECT: Extension and refurbishment of existing listed buildings.

SERVICES: FES provided some macro project management and quantity surveying input to reduce risk of time overrun/delays of programme, and assisted with identifying and accounting for variations to the project and valuing variations.

PROJECT: A row of terraced traditional London grade 2 listed townhouses were linked together, and altered to create approximately 250 self-contained studio apartments/micro flats for rental with a serviced facility.
The scheme involved new boiler room and plant rooms and extensive mechanical electrical infrastructure. The studios included a kitchen, bathroom, sky TV, air-conditioning, serviced laundry and cleaning facility, furniture and furnishings, all bills included and other general facilities.
CLIENT: joint venture scheme involving investors, developer, contractor and architect.
CONTRACT VALUE: the project was carried out in phases with a total value of approximately £10 MILLION.
SERVICES: FES was engaged by the contractor and developer arm to assist with cost control and cost management and provide a macro project management function.
Based upon FES reports to the managing director a 'site to head office feedback mechanism' was implemented to pick up variations so that these can be recorded, costed and agreed, and the value included under the contract.
FES identified that the site was over resourced with Labour in relation to the amount and value of work, and therefore this was reduced from in excess of 120 men to below 100 resulting in approximately £50,000 per month saving in labour costs.
After a fire incident on site, FES successfully achieved a 100% full payout from the insurance company of £250,000 based upon our valuation and recommendation provided to the managing director. This was approximately double the initial estimate by the managing director.
We also assisted the contractor with costing, validating and agreeing some of the contract award sums with the investors/developers independent chartered quantity surveyor.

PROJECT: the proposed project involved the complete refurbishment of 25 Nr serviced apartments.
SERVICES: we were engaged to produce a tender price on behalf of the contractor who was bidding for the project.
FES managed to achieve the most competitive tender price for the project and we assisted the contractor in post tender meetings and interviews.
CONTRACT VALUE: circa £1.6 million
PROJECT: Shops and offices to the basement and ground floor and residential to the upper floors, involving strip out and demolition and full refurbishment to a high standard, including a lift, carried out by an international real estate investor.
CONTRACT VALUE: circa £1.4 million.
SERVICES: FES supported the project team with the preparation of detailed cost plans and cost budgets prior to tendering so the client could set a target budget.
We then prepared a tender pricing document (schedule of works with quantities) to enable the client to obtain bids from contractors.
PROJECT: The refurbishment of 40,000 ft² of office space to a high specification premium grade A level, including remodelling and extending over seven floors for The Duchy of Lancaster.
SERVICES: FES produced a tender submission for the project for a major plc contractor based in London.
FES supported the contractor with client interviews and managed to place the contractor into a final negotiation process with the client.
Tender value: circa £7 MILLION.
