SERVICES: FES provided full project quantity surveying services including pre-contract and post-contract.
FES carried out pre-contract services including budget indicators, detailed schedule of works with quantities, contract and insurance advice, complete tender process management and complete post-contract services including cost control, valuations and final account.
FES gave the client more cost certainty by using a 'Guaranteed Maximum Price' approach with the final build contractor.
The houses achieved high sustainable credentials with the inclusion of solar panels and triple glazing.

SERVICES: FES carried out Pre-contract quantity surveying services for a sea-front residential development.
SCOPE: The apartment blocks were almost totally timber-frame construction, with most of the external skin clad in shiplapped boards.
The Bill of Quantities had to include unique project specific items such as the sub-zero temperatures encountered in the Falkland Islands and also the shipping costs, since most of the materials were being shipped from mainland Britain.
The project was to be in two phases: one being all the foundation works, retaining walls, car parking, drainage and landscaping; and another phase for the main build of the apartment blocks.
CONTRACT VALUE: FES carried out a cost plan estimated circa £4 million.
SCOPE: This project involved 35 exclusive apartments, 12 shops and offices, a bar/restaurant, 5 mews houses, a grand entrance-corridor, new lifts, a reception and concierge; mainly within existing listed buildings carried out by an invester and developer client. The project also had an underground automated car park facility, supplied by a specialist German company.
CONTRACT VALUE: £22 MILLION
SERVICES: FES services involved estimating and negotiating contract award sums, costing and agreeing variations and a general macro project management and quantity surveying role.
Based upon FES reports and recommendations the Managing Director implemented a 'site to head office feedback mechanism' which resulted in better cost control and reduced or eliminated any COST versus VALUE shortfalls of the main contractor.
This also allowed investors to plan and prepare funding requirements accordingly and better understand the allocation and nature of costs incurred under the contract.
FES also identified where sites were over-resourced on the labour element in relation to the value and duration of the project. This enabled the Managing Director to reduce his workforce on various sites to balance the 'cost and value' equation, which provided enhanced profits and reduced risk of losses.

SERVICES - Quantity Surveying:
FES carried out pre-contract PROJECT BUDGET FORECASTING & DETAILED COST PLANNING for this exclusive development of two new super prime high specification houses totalling approx 16,000sq ft.
We supported the project team with the preparation of tender documents, taking off quantities and producing a bill of quantities to go to contractors for competitive tender bids.
The tenders were returned in line with the FES cost advice and therefore the client was able to work within the original cost budget forecast.
SCOPE: The project was exceptional in that it involved 'cutting edge' contemporary design by award winning architects Scott Brownrigg, where the aesthetics include a complete glass envelope.
Some key features of these residences included ground source heat pumps, green roofs, an underground automated car stacker, swimming pool, gym, cinema room, steam/sauna rooms, intelligent lighting, air conditioning, specialist AV system and home automation, and bespoke high quality joinery and finishes.
The construction was intricate in that the houses have triple basements, in a confined site scenario with the entrance via a tunnel.

Project: 3 exclusive new build houses in a secluded development in a part of London that has attracted developers and provided good profit/returns on investment in recent years.
Bespoke design involving high specification staircases, glass and finishes.
Services: FES carried out pre-contract services including initial cost budgets and also detailed cost planning prior to contract award; preparation of tender documents including a detailed schedule of works, contract particulars, tender analysis, contractor interviews, tender reports and recommendations; and FES was instrumental in the precontract cost negotiations with contractors, prior to contract award.
FES also provided the necessary cost reports and other documentation to assist the developer with securing a bank funded drawdown facility to cover the construction costs.
Total market value of scheme circa £6 million.
PROJECT: The extension and conversion of an existing large house in South London created 5nr new apartments.
SERVICES: FES were engaged by the developer to produce a detailed schedule of works with quantities to enable him to go to tender to contractors. Three tenders were obtained using our documentation with a price range from £600k to £700k, which reflected FES cost indicators during pre-contract discussions with the developers project manager.
This was a long term investment for the client, which were to be rented out on completion.
